The kanji 屋 has the core meaning of a dwelling or other sheltered structure. It also commonly refers to a roof.
From the idea of a place people occupy under shelter, 屋 extends to a shop, an establishment, and even the trade or person associated with that place.
Etymology
This kanji is traditionally explained as an ideogrammic compound comprised of 尸 (a sheltering structure, treated as an abbreviated form of 居, “dwelling”) and 至 (arrive, reach). These invoke imagery of reaching a place suitable for living and settling beneath its shelter.

屋敷 (Estate)
屋敷 means a residence, estate, or mansion together with its grounds. It suggests a larger, more established dwelling than an ordinary house, often one associated with status, history, or a sizable property.
It combines 屋 (dwelling) with 敷 (spread out) to show a residence spread across a substantial plot.

After Takeo (Gouda) has helped her out multiple times, Saijou considers confessing her feelings to him. She waits for him near the shoe lockers before class.

屋上 (Rooftop)
屋上 means a rooftop or the top of a building. It refers to the flat or accessible area above the roof structure, and is common in contexts like school rooftops, apartment buildings, or rooftop facilities.
It combines 屋 (roof) with 上 (above) to show the space on top of a roofed building.
After Hase finally became friends with Fujimiya, her warning came to pass: her weekly memory reset, which causes her to forget her friends on Monday morning, left her with no recollection of spending time with Hase last week. Hase asks Fujimiya to be his friend, but realizes that it was too sudden, so he decides to create an opportunity to remind her of last week.
